Design stage

Drawing on our wide professional expertise and decades of experience, we’ll develop strategies based on a detailed, 360-degree view of your project, considering your aims, objectives, specific challenges, location and wider commercial context. Working closely with your own team, we’ll engineer the appropriate protocols, policies, procedures and resources to mitigate significant risk and create optimum value within your assets.

As with all Olive Arabia services, we tailor our advisory provision to your specific requirements. Our collaborative, whole-lifecycle approach enables us to provide end-to-end support for your project, or specific, focused input at certain stages.

Design review

We review designs in terms of operation and maintenance, applying our decades of experience and expertise. This ensures your proposed design is practical from a facility management perspective, in order to optimise quality, performance and functionality, and minimise risk.

Input to third party design development and guidelines

Working with your design team, we’ll help develop overarching standards and output specifications for equipment, installations and services.

Asset Management Implementation (including ISO 55000)

We’ll help you introduce formal processes for maintaining physical assets throughout their lifecycles, to maximise their value while minimising costs and associated risks.

Where appropriate, we can design these processes to comply with ISO 55000 and its four fundamentals of Value, Alignment, Leadership and Assurance.

Tactical and service planning

Our goal is to ensure your facilities are efficient, cost-effective and aligned with your organisation’s commercial goals and operational requirements. We’ll work with you to define day-to-day systems and longer-term strategies to manage your physical assets and environments in support of your business operations.

Development of operational policies and procedures

We’ll work with you to create clear, robust protocols to ensure compliance with relevant laws and regulations and underpin safe, consistent service. They also provide a roadmap for day-to-day operations and guidance for decision-making, helping to streamline internal processes by avoiding ambiguity or duplication.

FM Benchmarking

Benchmarking underpins continuous improvement by measuring and comparing your asset’s facility management performance data across a range of metrics. Depending on the circumstances, we can assess a specific factor, such as operating costs or energy management, or consider a full range of metrics; and we can benchmark against industry norms, comparable organisations and assets, or the best-in-class performance in a given function.

Construction stage

Service Provider procurement strategy and scope

Setting out the parameters for selecting potential FM partners, then preparing the terms of reference for their engagement based on international best practice and informed by our local knowledge and experience.

Service Provider tender, selection and onboarding

Developing and managing the ITT process, shortlisting potential candidates and providing practical support with negotiations, contracts and appointments.

Service Delivery KPIs

Identifying and drawing up key performance indicators based on your project’s specific characteristics and long-term objectives.

Construction activity audits

We’ll conduct regular site inspections and quality checks throughout the construction phase, verifying installations and accessibility and overseeing system start-ups and testing. We’ll also coordinate shutdowns when you’re tying utilities into an existing facility, to minimise disruption to users and business activity. Full reports will help you keep track of your project’s progress.

Commissioning, Transition
& Handover Stage

Review of Built Asset documentation

Cross-checking digital and hard-copy information and data including inventory, design models, drawings, operation and maintenance manuals and other critical documents.

Witnessing commissioning and testing

Helping you verify that your facility’s systems have been built and installed to the correct design specifications and industry standards, and function in line with your needs and expectations.

Operational Go-Live Readiness

Bringing together the planning, testing, data migration, training and leadership to prepare the building and organisation for the launch date – plus contingency planning in case of any delay.

Supporting asset handover from construction to operations

Acting as a focal point for the client/asset owner, building contractor and FM service provider to maintain clear channels of communication and smooth transition.

Support construction snagging

Providing additional independent, objective scrutiny of the completed build to ensure all potential issues are properly identified and rectified.

Technology and innovation implementation

Supporting the deployment of hardware, software and other equipment and systems to ensure they’re properly configurated, operating correctly and fully understood by those responsible for them.

On behalf of our client we undertake a range of essential management, monitoring and optimisation tasks, including performance evaluation, benchmarking and workplace, project and supply chain management.

Hard services

We support all vital building services, including civil, mechanical, electrical, plumbing, heating, ventilation and air-conditioning (HVAC), low-current installations, security, access control and CCTV systems, fire and life safety equipment to create a safe, comfortable and productive environment for all users.

Soft services

Through our own in-house team and trusted service partners, we can deliver a full range of general building and facility management functions, including cleaning and janitorial services, landscaping and grounds maintenance, pest control, waste management, catering, security and help desk services.

Mobilisation & transition

Our mobilisation and transition services are designed to make the process of implementing a new contract with us as smooth, simple and seamless as possible.
